For sellers, FiSBO Registry, Inc. does not publicly identify your name, address, phone number, or driving instructions. For buyers, personal financial information is never provided to the seller. Thus, this detailed database comprises serious sellers who have made the effort to be correct in all the information submitted. Most other internet FSBO sites are either regional, are commercial advertising ventures, or do not provide in-depth details on each property. Database integrity, to the best extent possible, is assured by means of a fee. Will buyer agents be interested?

Buyer Agents, particularly Exclusive Buyer Agents, have buyer clients looking for homes that may not be found other than by direct contact with a For Sale By Owner home. These Buyer Agents only represent buyers and will never solicit the seller (you) for a listing contract. These buyer agents have a legal obligation to expose all properties to their buyer clients. This includes homes For Sale By Owner. Until FiSBO Registry, Inc. came along, most For Sale By Owner properties have been scattered and never compiled through one source allowing easy access.

The buyer pays a fee to a buyer agent for finding the right property. In some cases the buyer may include his fee in the offer to purchase your home in order to finance his cost. This fee is negotiated between you and the buyer. You are not obligated to pay anyone.

Will sales agents be interested?

Yes, traditional sales agents will be interested because they may have customers (not clients) who will want to buy your property. However, to do so, that agent must be a member of the FiSBO Registry as well as be a Consumer Information Coordinator (CIC). Remember that the sales agent will try to ask you to list your property with them. You should at least listen, and ask if they utilize our "Consumer Combo Plan" which enables the seller and sales agent to sell the property as both a FSBO and a 'modified' real estate sales 'listing'. In this manner, the homeseller gets to have the best of both worlds: FSBO and traditional REALTOR® sales sophistication.

How does my property get into the newspapers and homes for sale magazines?

Traditional real estate companies require you to sign a listing contract allowing only one agency to advertise your property. This system may limit your market exposure to that agency's economic abilities. No, just as you have no obligation to pay a commission, you have no say in where or who advertises. But, remember, many agencies will be placing your home in their ads. How will the buyers contact me?

Buyers who see your own ads will continue to contact you directly. Buyers who go through FiSBO Registry, Inc. will also contact you directly by email or through the Registry. Then it is up to you to reveal your name and specific location. In addition, exclusive buyer agents who may bring you a buyer will contact you directly.

Consumers using exclusive buyer agents are serious and have preapproved financing. You can be assured when an exclusive buyer agent calls to show your home, it won't be a waste of your time. Remember, these buyers have contracted with the agent to find them a home. They are not tire kickers or curious Sunday drivers.

Can these exclusive buyer agents negotiate for me?

No. Exclusive buyer agents are representing the buyer, not you, the seller. FiSBO Registry, Inc. will greatly expand your marketing exposure and most likely bring you more buyers than you may find on your own; but the Registry is no substitute for seller representation. Exclusive buyer agents throughout the country agree that both buyers and sellers need professional representation. You are free to seek advice through attorneys, appraisers or licensed real estate agents in your area. Many of these professionals will help for a flat fee.

Can I list my home with a real estate company and still have the exposure that the Registry gives me?

Yes and No. There are two types of listing contracts. One is called an exclusive right to sell. This contract does not allow you to be a For Sale By Owner. The second is called exclusive agency. If you clearly tell the real estate agent that you want to retain the right to sell on your own, your contract must read 'exclusive agency.'
